What We Will Do For you

We will carry out your ID checks

We will obtain your title deeds from the Land Registry

We will redeem any outstanding mortgage/ charge, if applicable

Once we have received the completed forms, together with payment and ID, we will open the file on the same day.

We will update you within 24 hours of the file being opened and going forward will provide you with weekly updates.

We will inform you if there is a problem or a delay and we will work with you on explaining what the issue is.

SALE PROCESS
You contact us to sell your property. We will provide you with a fixed price quote. If you are happy to proceed, we will send you a welcome pack on the same day.
You instruct us by returning all forms sent out to you in our initial instruction pack.
This includes:

Proof of address

Signed acceptance form

Payment on account

Completed Client Information Form

Completed Property Information Form

Completed Fittings and Contents Form

Completed PEP Form

Any building regulations/guarantees/completion certificates for the property
We will contact the Estate Agents to notify us of the name and address of your buyers and
buyers’ solicitors.
If there are no Estate Agents involved, we will need you to provide the buyers and buyers solicitor’s name.
We will contact the land registry to obtain your title deeds and prepare the contract pack, which
we will send to your buyers’ solicitors.
If you have a mortgage, we will obtain a redemption statement providing us with a figure
indicating how much it will cost to bring your mortgage to an end.
We will reply to any legal enquiries raised by your buyers’ solicitors and approve the draft
transfer deed which they send to us.
If your buyers raise general enquiries, we will send them to you for you to
complete and return to us.
You will then sign the contract and transfer deed.
Your buyers indicate to you that they are ready to proceed, and a mutually convenient
completion date is agreed between both parties.
Exchange
We telephone the buyers solicitors to exchange contracts, which makes the moving date
legally binding.
We prepare for completion by gathering a final redemption statement and your Estate Agents
bill if applicable.
Completion
On completion day, you move out and hand your keys to your Estate Agent unless you have
made private arrangements with your buyer.
You should ensure that you have completely vacated the property by the time set in the contract which will be 1pm or 2pm.
Your buyers’ solicitors transfer the purchase monies to our account.
We redeem the mortgage and send the surplus funds to you. We then send the buyers solicitors the title
deeds to the property together with the transfer deed so they can register the property in the buyers’ name.
